This 41,000 ft2 building was occupied by 600 staff and fully operational.
There was an initial requirement to upgrade the air conditioning and ventilation systems which progressed, ultimately, into a full Cat B fit-out. The method of delivery in this occupied building was to vacate an entire floor at a time to enable a phased completion of the fit-out works by utilising swing space in a nearby building.

The second floor was decanted ready for a commencement on site 01/02 August 2016. Following completion of the Phase 1 second floor fit-out, the remaining floors were progressed in a similar manner as follows; phase 2 ground floor, phase 3 first floor, to enable re-occupation on a phased basis. Each phase was subject to sectional completion.

In overview, our role as principal contractor comprised extensive cost planning, VE guidance, mechanical services, validations on retained services and complete strip out back to base build.

New works comprised of extensive CAT A upgrades and CAT B fit-out spanning; cellular offices, meeting rooms and staff circulation spaces which included restaurant, tea points, vending areas, shower facilities, toilets and a remodelled reception space.

All heating, cooling, power lighting, fire alarms and UPS upgrades were designed and installed by our M&E division.

All tier 2 companies and client direct services including data, IT, security, AV and furniture were managed and coordinated by VEAR Group throughout the project.

What else did we achieve?
• The project was handed over on time with minimal snags.
• Our client relocated each tranche of 200 staff to the refurbished facility just one day after agreed sectional completion dates.
• LEED Silver accreditation.
• 96% of all site generated waste was recycled and diverted from landfill.
• Final costs were agreed within 4 weeks of PC and within the clients expectation.
